Empery Invests $65 Million to Acquire 25% Stake in AI Data Center
Empery Digital plans to invest $65 million to acquire a 25% stake in an AI data center property located in the Midwest of the United States. The facility currently has an electrical capacity of approximately 150 MW, with the potential to expand to around 300 MW in the future. The project is expected to adopt a 15-year triple net lease (NNN) model, with a total potential lease payment of approximately $1 billion. The lease income corresponding to the 25% stake held by Empery is expected to exceed $440 million over the lease term, with payments anticipated to begin in early 2027. This investment reflects Empery's strategy to expand its business from Bitcoin treasury to AI infrastructure. The company stated that its financial commitment to the project is limited to $65 million, while potential tenants will bear the costs of data center renovations, electricity, and operational expenses.
